This 250,000 sq. ft., 198 unit affordable housing project is comprised of two, eight-story buildings (the Beacon Tower and the Beacon Mews) and is located between 138th Street and 139th Street in Harlem, NY. Approximately 9,500 sq. ft. of open space in the common area between the two buildings were accommodated. Accessory parking would be provided for 64 cars, placed below grade and accessed from West 139th Street. Additionally, street trees would be planted to improve the surrounding streetscape. The building was constructed using plank flooring with masonry walls over a pile foundation. The structure was previously designed by others, but was over budget. Upon our redesign, the problem was solved and the building was constructed successfully on schedule and within budget.
