636 11th Avenue


This massive 11-story, 554,800-square foot is located at 636 11th Avenue, which sits between 46th and 47th Streets in New York City. Built in 1913, the property is the former home of the Auerbach Chocolate Factory, and features high ceilings, Hudson River views and a courtyard.

Wexler Associates was retained to provide structural engineering services for the renovation of this building and its alteration from its former industrial use to modern office use. The existing structure was evaluated and analyzed. In addition to remedial work needed for modernizing the building, design was done in order to accommodate the special requirements of both the owner (Hakimian Organization) and the tenant (Ogilvy & Mather, the international advertising, public relations and marketing agency and a subsidy of the WPP Group). New elevators and staircases were added. The building entrance and lobby were redesigned; Green roof top was accommodated by re-using and reinforcing the existing steel dunnage that was previously used for machinery and piping.
